So why would I make such a comment like that; I mean, they're happening everywhere, aren't they?. They're even on TV.

So let's go back a bit. Can you remember back to when they were a rare happening. Some big house owned by the local rich family or the farm or antiques; that kind of thing.

Now it seems to be just about every three-bedroom homeowner is being convinced to sell that way.

So let's look at what or who has driven this upsurge, and why they would have done it?

I like to go back to basics and ask the Question; Who Benefits? Because whoever benefits, you can bet they're the ones driving the "A" truck, and are trying to get us all up on the tray

It's the media barons folks ... the major newspaper and TV owners have convinced the Real Estate Agents to push you into auctions, because it generates BIG ADVERTISING REVENUE.

Newspapers don't make money out of the news. The NEWS is only the reason they can sell advertising and it is from advertising that they make a profit

The Real Estate bosses have fallen for their line hook line and sinker. Agents have become advertising salespeople for the newspapers.

So why does the big "A" appeal to the big real estate bosses?

1. It brings a sale process to an end with a definite date ... the "A" date.

2. The agent doesn't have to commit to an achievable sale price.

3. The normal sale process is hard work requiring a higher skill level.

4. The client pays all the advertising up front.

5. Advertising makes the Agency look big and successful, but with Client's Money.

6. All the pressure is put on the client to sell.

7. Failed auctions don't get advertised in the media

8. They earn commission from the newspapers for selling advertising for them.

It brings a sale process to an end with a definite date ... the "A" date.

It sells or it doesn't sell! Accordingly it's relatively easy for the agency boss to estimate his income from a regular flow of auctions.

Private Treaty sales require individual inspections and negotiations and an end date is not easy to determine.

The agent doesn't have to commit to an achievable sale price.

At the auction sales presentation, you the owner, would like to know 'What Price" you will get for your property.

The answer is always,'THE MARKET.' And of course, so the story goes, THE MARKET will usually recover the advertising expenses you must pay up front; especially for a beautiful house like yours.

The normal sale process is hard work requiring a higher skill level. The agent, therefore, does not have to give you a possible range, within which your achievable price will fall. By definition this allows the agency to employ people with high sell 'the auction' ability but reduced real estate experience.

The client pays all the advertising up front.

OH, did I mention that you now have to part with a Substantial Cheque of many thousands of dollars in order to promote your property. You will be presented with a well-prepared advertising campaign. Your only choice will be the 'pink one' or the 'yellow one.'

That is the ,000 one or the vastly superior ,000 one. If your house is a high price ticket, you can double these costs.

Advertising makes the Agency look big and successful, but with Client's Money.

OK, the campaign is off and running and you first advert appears in the Color Pages. Yes it is small, isn't it? As a matter of fact the most dominant FEATURE on the page is the AGENCY'S NAME. Then, of course, we have the sales person's photo, perpetuating the 'cult of personality.'

Oh yes, then there is the picture of your house and a few lines of description in typeface you can just read. 'Umm,' you think, 'maybe I should have gone for the bigger size ad.

Let's move on to the day just before the auction, and when all your money has been spent. The agent and the auctioneer visit you and tell you that there has been a good response to the advertising. Of course, you don't have a clue what quantifies as a 'good response.'

'We need to establish a Reserve Price" they continue. As someone once said, 'please explain?'

Oh, it's the minimum price you would accept! 'But.' you say, 'I didn't go to auction to get the MINIMUM PRICE, I want the MAXIMUM PRICE; what's this minimum price business?'

'Well,' says the auction agent, 'now that we have completed this big campaign for you,' they continue, 'you want a result don't you, so let's not send the people who turn up get away.' 'No,' you should reply, 'I don't want any result, I want the best price plus my advertising cost back.' Question! How well do you sleep that night?

All the pressure is put on the client to sell.

Let's skip now to the BIG DAY, and ask the question, "who is under the greatest pressure, you or the agent? I THINK IT 'S YOU!

How many will turn up? Will they be 'Tyre Kickers & Sticky Beaks'? I've just spent thousands of dollars to get to this point. Boy I hope we sell, and MOST IMPORTANTLY, sell at a great price. A price that will beat the price I could get just selling it normally + my advertising costs.

THE AUCTION

Let's just say that the ideal prices for your home is 0,000.00, OK!

In the crowd there are a number of genuine buyers, whose profile range from:

* Investors (who want to steal your property for a low price, say 0,000 under)

* Normal home buyers (who will pay a fair price, say 0,000.00)

* And finally there is one 'heart' buyer who will pay up to 0,000.00).

Once the auction starts it is easy to see how the investors get knocked out of the bidding, after all they are only there to grab a bargain when an auction fails and the seller is desperate. But they do get the ball rolling.

Next the bidding stops at 0,000.00 where the normal buyer has reached their limit. They get knocked out as soon as the Heart buyer goes another ,000.00.

So your house is now at a bid of 5,000.00 with no other bidders to get it up to the possible top bid of 0,000 which is the capacity of the person who last bid.

The auctioneer will now halt proceedings and have a private "pressure" chat with you. Now remember you do not know the highest bidder can go higher.

No matter what words come out of his mouth the essence will be,'the best bid I can get is 5,000.00 and no matter what I say I cannot get another bid. So do you want to sell at 5,000.00 or not?'

I did mention pressure earlier on. Are you beginning to feel it yet, after all, you have spent thousands of dollars, and now you are ,000.00 under the price you wanted. If you say NO the audience walks, and you are left with a debt, and the hope of selling privately after the auction.

Failed auctions don't get advertised in the media.

Now comes the next problem. As an auction is such a PUBLIC event, all the agents and all the neighbors know at what price your auction failed. So I'm sorry but that failed price is now "THE PRICE" AND IT IS HARD TO GET PEOPLE TO PAY MUCH MORE AFTER AUCTION.

Ever notice how auctions that fail never seem to be newsworthy. Well, you see, it's bad for the organization that has a vested interest in promoting auctions. If you happen to own newspapers and a TV network you could always create a program and why not call it Auction.

Just like any soapy, before long all the people start to believe in auctions. They can even see themselves as being the person on TV. But folks we have to remember that it is ENTERTAINMENT.

They earn commission from the newspapers for selling advertising for them.

Remember I told you that the agents who promote auctions are really working for the newspapers, so naturally they're entitled to be paid? As a matter of fact their employers are so happy that they put on a big annual celebration black tie dinner.

And they give out prizes and plaques. So when you go into a big agency's office have a look at the plaques on the wall. "For the Agency that booked the biggest Dollar Value Advertising for the Month - Year; For the Agent within the Agency who booked the biggest Dollar Value Advertising for the Month - Year etc.

You bet, every little dedicated worker gets a prize. They unfortunately don't have a prize for the Agency that rebates the newspaper kick back commission to the vendor!

And so we end the sorry saga of:

No. I am not saying that at all. If you have a unique property that has features that may only appeal to a limited number of people in your immediate market, then you should auction.

The vast majority of Aussie Home sellers can get a better and cost effective result from selling by normal Private Treaty method. Remember it is the Net Result after all costs that ends up in your pocket.

And I did mention the 'pressure' of the auction process and the 'public profile' of the failed price does not work in your favor.

PS: The correct way to sell your property is by Private Treaty with a knowledgeable real estate agent with whom you are comfortable and in whom you have confidence.

10 Things to Consider When Planning a Cruise

Planning to go on your first cruise is exciting! There are so many destinations and ships to choose from it can be overwhelming? So, you definitely want to consult a travel agent when doing so. Whether you are traveling with family and or your significant other you are sure to have a wonderful time. The cruise lines aim to please so whatever you decide, you will not be disappointed. In fact most cruise lines boast over 96% satisfaction rate! Wow! We all know bad news travels fast, but I've never heard anything negative about someone's cruise experience, although, I'm sure there are some.

Don't stress over the planning, it can be fun if you are prepared. Below are some tips that should cover all the basic options for your cruise getaway. Here are 10 things you must consider...

1. Type of Cruise: Make a decision on what type of cruise you want to experience, there are various cruise lines that cater to all types of budgets. Do you want to be on a moderately priced floating resort like Carnival or Royal Caribbean, or Princess Cruises known as floating resorts or do you want to be on a more intimate ship like a specialty cruise or a yacht?

2. Where to go: Decide what is more important to you, a great ship or the actual the itinerary. Cruises to a beach destination, Alaska, or historic European cities will all offer a different cruise experience. Whatever destination you choose... don't forget your passport

3. Length of Cruise: Do you want more days at sea so you can enjoy the amenities and activities on the ship have or would you prefer to stop at a new port each day? The length of your cruise as well as the destination will play a big role on this key factor.

4. Choice of Cabin: This can be one of the biggest misconceptions ever, I here many people say it does not matter what type of cabin you choose, to go with whatever is cheaper. I say yes it does! Your cabin does determine the type of experience. First let's start with the different cabin styles:

a. Inside Cabin - this typically does not have any windows. But with Royal Caribbean have inside cabins that have windows that look out over their Promenades... Nice!
b. Oceanview - this style cabin is on the perimeter of the ship and have a window wear you can enjoy the view
c. Balcony - My favorite! Has a private balcony where you can sit out and enjoy the constantly changing scenery, early morning sunrise or late night, nite-cap with the hubby, if you know what I mean;)
d. Suites - a larger version of a Balcony stateroom, some may have a small sitting areas and other great features.
Your budget will, of course, determine your cabin selection (check out my, but their way, don't listen to the ones that say, "you just need a place to sleep" You may want to ability to get-up 3am and walk-out on your Balcony in your robe vs getting dress at 3am to get see what's some fresh air and take in the view.

5. What to wear: Some ships are more formal than others. Some may offer a combination of both casual attire and formal wear. You will need to know so you can pack accordingly

6. Food Choice: Do you want a ship that offers a variety of food selections such as specialty restaurants? Or do you want more gourmet selections. You will find that all ships have a wide selection, even healthy selections so you won't be disappointed in the food department.

7. Dining Arrangements: Decide if you want to dine at a specific time or if you want to have more open/ freestyle seating? If you select a ship that offers specific dining time, they also have a dining area open for the not so formal folks. It's buffet style so you get your tray and pick your selections. One point I like to make that is you don't see something you like that is offered or want to create-your-own meal with what is there, just ask, they will fix it up for you!

8. Amenities: most of the ships have the same offerings such as tv's in rooms, dining, pools, casinos, game rooms and much more. But be sure the amenities fit what you are looking to do on the ship. For example, if you like to gamble, you will find casinos on Carnival and Royal Caribbean, however, if you are considering a Disney Cruise, you will not find this amenity.

9. Activities: Are the ship's activities more important to you or is relaxation more important? If you are traveling with kids, you may want to look this over with a fine tooth comb. Your kids will be just as excited as you to embark on your cruise adventure; they too will want to know what activities are available. Get them involved in this, they will love it!

10. Budget: Are you willing to pay more for want you want or do you want to stay at the bottom of your budget. All the above factors will affect price, so decide what you want and compare a few cruises so you can gauge your options.

Whatever you decide, don't let anyone sway your sway your decision. This is your vacation and your first cruise experience, make the best of it, have fun, and relax.

14-Day Fast Fat Loss Guide

I recently stopped by the new house of an ol' college buddy to meet his fiance and new baby boy. He's getting married in 5 months time and we had to have a serious chat.

You see, he's gained 25 pounds since birth of his son. He really fell off the wagon. But he's taken the first and most important step by admitting things have to change and so we sat around for over 2 hours in his backyard on a beautiful day and hammered out this plan.

I could have wrote a 5-month plan, but I wanted to fast-track his results - and YOUR results - because research shows people who start losing fat quickly get better long-term fat loss results as well.

So here's your complete 14-day FAST-TRACK guide to fat loss (if you like it, please forward it to a friend or print them off a copy too):

Day 1 - Stop Everything to Plan, Shop, & Prepare This Meal Plan

I hope you're reading this on Sunday, because I want you to plan, shop, and prepare today. If it's Monday, skip your workout and do this instead - its THAT important.

And I don't just mean planning what you are going to eat for dinner. I mean planning what you are going to eat for every meal for the next 2 weeks.

Don't tell me that's too hard. After all, most people with lean physiques stick to a relatively similar diet for 90% of their meals and then enjoy a random cheat/reward meal 10% of the time.

So your schedule might go like this:

Breakfast - 2 eggs, 1 slice rye toast, 1 apple, Green Tea, fish oil

Snack - 1oz raw almonds, 1 pear, Green Tea

Lunch - Grilled chicken/salmon or black bean salad with spinach, onion, peppers, mushrooms, etc., 1 banana or bowl of cherries, 2 cups unsweetened iced tea with lime or lemon

Snack - Unlimited raw vegetables and hummus

Dinner - Protein and vegetables and fruit...so this could be a small piece of steak, chicken, or fish, along with your favorite vegetables, and a bowl of your favorite fruit.

Or it could be the veggie dinner I had last Monday of quinoa with red pepper-cashew sauce and avocado wrapped in kale leaves.

Or it could be wild rice with beans and avocado and salsa.

That schedule won't change much, with the exception of a slight variation in your main course at dinner, right? And then once per week schedule a meal of your favorite food.

Everyone can stick to this plan for 14 days, and this tip alone will help you lose 5-12 pounds of fat in just 2 weeks. And this is also how you'll need to eat for the rest of your life. It's not hard, it just requires a little practice. Keep at it and never, EVER give up.

Alright, so to review, here's your 3-step guide to Day 1.

i) Plan your meals.
ii) Shop for the food.
iii) Prepare the food (cut everything up, put in the proper trays, cook food if necessary, and get it all packed up for work)

In addition to planning out all of your meals, you must also start keeping a food journal (you could do it online too), because studies show that keeping a food journal will help you lose fat faster.

Next, make sure you do 60 minutes of activity today AND take a "before" photo along with your weight, body fat (if possible), and measurements of your waist, hips, arms, and thighs. Continue to weigh yourself every other day, as research shows that frequent check-ins lead to greater weight loss.

Day 2 - Attend An "Online Fat Loss & Fitness Seminar"

You must set EVERY workout and activity session as an appointment with yourself that you must keep - just like a doctor's visit. Let nothing, except real emergencies, come between you and your workouts.

Today you're going to do a short, burst exercise workout.

Now if you are currently using long, slow, boring cardio to lose f at, stop that bad habit immediately and switch to short, burst workouts.

If you need to learn more about short, burst workouts, go to YouTube and search for interval workouts. While you are there, look up my "Diet vs. Exercise" video series to see why diet is much more effective for fat loss than cardio.

If you are a beginner, please start conservatively. But if you have been working out for a while, the next 3 weeks are your time to step your workouts up a notch.

Day 3 - Write Your Way to Fat Loss

First, you must schedule 60 minutes of easy to moderate activity. I'll talk about that in a second, but you can do anything from a 60 minute walk, a yoga session, a light bodyweight and stretching session, an hour of playing with your kids, or playing an easy game of your favorite sport. Don't go too hard, but stay active.

You must also carve out 30 minutes to sit down and write out 3 short term goals and 3 long term goals. Write down EXACTLY what you want to accomplish in these 14 days. After that, write down what you want to accomplish in the following 90 days.

Once you've done that, you're going to prepare a contract with yourself promising to take the steps necessary to achieve these goals. Sign the contract and review it everyday to keep you on track.

Day 4 - Recruiting Day

Today's another short burst workout. Make sure you are using a professionally designed structured and proven fat loss workout, rather than just "winging it" or using long slow cardio for fat loss.

You'll also spend time today recruiting for these 3 components of your fat loss social support team:

- Nutrition buddy
- Workout partner
- Fat loss forum accountability buddies

Research shows that recording your nutrition in a food journal and having someone review your meals increases your chance of losing fat.

Another study found that if you workout with a partner who is losing fat, then you'll have a greater chance of losing fat as well.

And finally, a third study found that the more often subjects checked in to an online fat loss forum, the more likely they were to lose a lot of fat.

Get your team together and you'll get more results - faster.

Day 5 - The 60 Minute Solution

Why am I telling you to get 60-minutes of activity on your off days?

Well, to be honest, I do NOT expect you to burn massive amounts of fat with easy, off-day activity.

However, every minute you spend moving, you are NOT snacking! I know the biggest problem you will have is your diet. So instead of snacking in front of the computer or TV, spend your free time away from food. That's the simple secret to the 60 minute solution.

So get 60 minutes of activity on Day 5.

Day 6 - The Challenge

Your 3rd workout needs to be a challenge workout so that you can improve your performance each week. In fact, you should set at least one personal best in each workout. If you improve your performance, your physique will improve as well.

Day 7 - Diet Check-In and Reward Meal

Congratulations, you've made it through 7 amazing days of fat burning. Today you're going to double check your nutrition plan by reviewing your food journal.

If you haven't already done so, eliminate all liquid calories and replace with water and Green Tea.

If you need to learn more about nutrition, start using the free service called Fitday.com. It will help you track your calories.

And if you're really struggling to avoid night eating, try this tip. Place a small mirror on your fridge door. Research shows that subjects consumed fewer calories when they did this because it will remind you to make smarter choices.

Finally, as a reward for all of your hard work, you can treat yourself to your favorite meal. But that doesn't mean gorging. It simply means having a normal meal of your favorite foods to give you a mental break from your plan. When the meal is over, don't go back for seconds. Get right back on the 14-day plan instead.

Days 7 & 8 are also 60 minute off-day activity days.

Day 8 - Review your goals.

It's no good to write your goals down and then forget them. Review them at least weekly, if not daily. Heck, carry them around in your pocket and look at them at every meal.

As you workout, visualize yourself reaching your goals. Believe in yourself, keep a positive attitude, stay motivated and you'll continue to make fast fat loss progress every day.

This will also be another great day to plan, shop, and prepare.

Day 9 - Take It to Another Level

Week one was great, but with only 5 days left it is time for you to step it up again. This time I want you to hire a trainer for just one session to make sure you are doing all the exercises correctly and training as hard as you can (safely, of course).

Add this trainer to your support team. And by the way, a good trainer should be able to estimate your body fat better than any of those "fat scales" you can buy at a store...so get them to check that too.

Day 10 - Plan Your Next Shopping Trip

Today is another 60 minutes of off-day activity, and you'll also work on improving your nutrition even more. What I want you to do is focus on eating more from the Fat Loss Foundation.

The 3 components of my Simple Nutrition Fat Loss Foundation are raw fruits, vegetables, and nuts. Research shows that eating more of these 3 foods will help you lose weight better than a diet that is low in fruits, vegetables and nuts.

Make an effort to eat one new fruit, vegetable, and nut each week during your between meal snacks.

If you aren't already eating grapefruit, try one today and see how it helps fill you up (because it contains a lot of soluble fiber called pectin). Add a new vegetable - such as broccoli, cauliflower, or asparagus - to your dinner. And try walnuts or pecans instead of almonds at your morning break.

Slowly but surely increase the fiber in your diet until you hit the recommended amount of 35 grams per day.

And I hope this goes without saying, but you should have eliminated all foods that contain added sugar. That is one the simplest yet most effective nutrition changes you can make.

Day 11 - Recruit Again

Add a new member into your social support team, such as a new workout partner or healthy-eating partner. This will add strength to your commitment. If possible, join a transformation contest online, or start one among your friends or co-workers.

But when you do that, keep in mind that you want to help other people succeed. The more you can help others lose fat, the more you will help yourself as you share what's working with your friends and they show you their fat loss secrets too. Stay positive, and you'll build a powerful fat loss team.

Today is also another fat loss workout day, so give it your best.

Day 12 - Check-In Time

Today you'll re-measure your weight, body fat, and measurements. Take a look in the mirror to compare yourself against your before photo to see big changes that will motivate you to stay strong.

I also want you to start thinking about getting a tan. Yes, I said getting a tan. Why? Because simply adding a little bit of color to your body can make you look leaner. There's a reason all those models in supplement ads are tanned, you know.

Finally, if there is a "big day" at the end of the 14-days, make sure you try on the outfit you are going to wear to double-check that it is going to look great on you.

Make sure you do this check-in either before your 60 minutes of activity or a few hours after so that exercise does not mess-up the numbers.

Day 13 - Mental Performance Review

Write down all obstacles that are still in your way of success, and then brainstorm 2 solutions to overcome each. Get some help from your social support team on this. The more you and your team share solutions, the more fat you - and everyone else - will lose.

For example, you might come up with rules like, "No eating in the car" to help cut down on bad food choices. Someone else might suggest "brush your teeth after dinner to avoid night-time snacking". Those are simple yet powerful tips to keep you on the fast-track to fat loss.

Follow up this positive session with your best TT workout yet!

Day 14 - Review, Plan, & Prepare

Congrats on making so many powerful changes in just 2 short weeks.

By now, you'll probably have lost 5-12 pounds of fat and just as importantly, you'll have developed proven, life-long fat burning habits that will be easy for you to stick to forever.

Keep this weight loss train moving by reviewing your original goals. Next, do your planning, shopping, and preparing for another week, and get ready for even more fat loss.

How to Make a Great Surprise For Your Mom on Mother's Day

For the upcoming Mother's Day, I have decided to help all those people out there who have no clue what to do for this special occasion. The thing that you have to know about Mother's Day is that no matter what you do, may it be a handmade card or a full-blown party, as long as you put some effort into it, it will make your mother happy. Although it may not seem like the best thing to do, here is one idea that I believe will make your mother ecstatic for Mother's Day.

1) The first part of the surprise calls for you to make her a breakfast. It can be a breakfast in bed, or at the table. You can make her a simple breakfast, like toast, eggs, bacon, and a hot mug of coffee. To make this breakfast special, write her a personal card. It can be about anything, but make sure it comes from your heart. Also, decorate the tray if it's a breakfast in bed, or the table if she's going to come out to eat it. Try to stick with lighter colors and hues of red, like pink and violet.

2) The next part is to make sure that she gets a full day of rest. If she has something to do, tell her that you'll do it. Whether it be washing the dishes or cleaning the house, put your all into it so that your mother can relax and do what she wants to.

3)For lunch, you can again make her a simple meal at home. Make sure it's a light meal because you don't want her to get full and waste the surprise planned for her at dinner. Don't make something too simple, like a sandwich, but instead prepare maybe a day before or so and make her something that she likes. For my mother, it is a Korean dish called Soojaebi, so I plan to make that for her.

4) Once lunch is done, you can again let her rest or you can take her out driving. Be her chauffeur for the day, and take her anywhere that she wants to, within reasoning of course. Just the fact that you're willing to be her chauffeur will make her delighted.

5) Next is the grand finale, which is dinner. I suggest that you make reservations to a fancy restaurant a couple of weeks in advance so that you don't have to rush everything at the last minute. Although your mother would say that you're wasting money on something frugal at a time when the economy's bad, no doubt she will feel pleased that you're treating her this way.

6) Prepare a bouquet of flowers for her. You can either send it beforehand to the restaurant and ask that they bring it to her as you order, or you can give it to her beforehand. Bring the entire family along as well. For celebrations like these, it's always the more the merrier.

It may seem a bit expensive, but since this day only comes around once a year, I believe it's better to make a big impact. You can always to something else as long as you make sure it becomes a memorable experience for your mother.

Here is a recipe for Italian meatballs that helped win a cooking contest that I entered. The prize for the winner was a limo for the night for friends and family and a trip to San Francisco to a top notch Italian restaurant called Fior d'Italia. Here is my Italian meatball recipe. The recipe that won the award is called; "Rigatoni Pasta With Raisin Meatballs And Portabella Mushrooms Topped With A Fresh Tomato-Marsala Sauce."

Chef Vinny's Italian Meatballs

2 lb. Ground beef (chuck or regular) not lean

2 tsp of salt or more if you like

3 large garlic cloves minced

4 eggs

1 tsp of minced dry basil leafs

½ tsp of minced dried oregano

½ tsp of black pepper

¼ cup of fresh chopped parsley

¼ - ½ cup of plain breadcrumbs

¼ cup of grated fresh parmesan or Romano cheese

(Optional) ¼ cup of raisins makes great tasting meatballs!!

Mix all in large bowl with your hands and form meatballs. Place on an oven tray and bake at 350 degrees for 15-20 minutes or until they become firm and slightly brown. Don't over cook.

When done place all the meatballs into your favorite pasta tomato sauce and let simmer or medium heat until the meatballs are cooked all the way through. Serve with your favorite pasta. Enjoy!

The meal served for a rowdy 21st birthday is going to be a very simple one. It needs to involve little more than dialing up a local restaurant. Sometimes a small gathering or just dinner for two is more to the taste of the guest of honor, though.

We all can learn from our dogs, can't we?

Give a mean dog a bone and he will wag his tail with glee and he will not bite you. That is gratitude.

We all know this story: An assistant manager, Bill, knows his superior's job better than anyone else. Bill is an excellent worker He comes in early and leaves late. Bill has worked for the company for many years and never takes a day off except for holidays and vacation. Then his superior leaves the company. You know the rest: Bill did not get promoted. A person was brought in from outside who was not as qualified as the faithful employee, Bill.

How about this? A housewife, Mary, cleans her husband den, gets her hair fixed, puts on a new dress and hands her husband a glass of his favorite drink when he comes in the door. The table is set with fine linen and china and candles. The meal is special, prime rib, her husband's favorite. The husband comes in and says, "Boy, did I have a tough day." He then gulps down the drink and the dinner. Then he plops down on the sofa in front of the TV for three hours watching movie reruns. He never mentions the dinner, her hair, her new dress, his clean den, or the work his wife went to. Mary is hurt but she pretends that everything is okay. That's just the man she married.

So what happens next?

Bill leaves the company and takes a job in the town were Mary lives. Both take an art class at the local college on Thursday evenings. Bill tells Mary how he was treated by his last employer. She thinks about her thoughtless husband. She likes Bill. First they stop for coffee after the art class. Next thing you know, they are in each others arms. Mary leaves her husband and marries Bill.

So what drove them together? The devil's demon named INGRATITUDE!

Korean War Story

When I was in the army (a nineteen-year-old sergeant first class), a corporal just returned from combat, an an old vet of age forty-two, came up to me and said, "Sergeant, I'm having a bad time with my wife. I don't know what to do." (In the army, it's the stripes, not the age, that determines wisdom.)

I listened to his story and said, "You have alienated your wife, Corporal. If you want to get her back, then you are going to have to go out of your way to help her; do the dishes, vacuum the floor, do more for her than what she does for you. If you don't, she will leave you."

Two weeks later, the corporal came back to me. He said, "Sergeant, I did what you said and my wife and I have never been happier. Thank you for helping us."

Now that is a nice brace of words, isn't it! THANK YOU!

How did I as a teenager know what to tell the corporal to save his marriage? No one ever taught me that. I learned how two people should treat each other from my parents. They shared life's load together. They never argued. In fact, they worshiped each other. My dad could me a harsh man to others, but never to my mother in a thousand years.

(I later learned about doing 51% to preserve a marriage at the university when I returned from fighting in Korea.)

FOR THE CHILDREN

Mrs. Hanwood, the First Grade teacher, decided to give the children a treat for working hard in their reading class. She stayed up late baking cookies, each of which was in the shape of an animal. She decorated the cookies with frosting in red, green, blue, orange, brown, and yellow. She made several lions and decorated them in orange with yellow tails and manes.
She took great pains to decorate each animal cookie just right.

The next day she showed the cookies to the children on a silver tray. The little boys ran up and grabbed handfuls of cookies. The little girls fought for their share of cookies. In just a few minutes, the cookies were gone. Cindy Williams didn't get one cookie!

The teacher was very sad and decided that she would never make cookies for the class again. When she got home, she sat down and cried.

The next day, several of the girls brought flowers to the teacher and two boys brought her an apple. They told the teacher that the gifts were for her baking cookies. Several children said they were sorry for being so rude. This made the teacher feel better. She knew she would bake cookies for her class again. Gratitude had chased the Devil's Imp, "Ingratitude," away!

What was done to replace ingratitude with gratitude? Why were the children now polite while not thanking the teacher the day before? Well, when Cindy Williams got home from school, she said, "Mother, Mrs. Hanwood made beautiful animal cookies for us and brought them to school. The boys tried to grab them all, but some of the girls fought back and got some cookies. Mother, I didn't get one cookie."

Her mother said, "Poor Mrs. Hanwood."

Cindy said, "What about me, Mother? I didn't get one cookie!"

"Cindy, the boys were rude and inconsiderate. Did they thank Mrs. Hanwood for the cookies?"

"No, Mother. I forgot to thank her for bringing the cookies too."

"Well, what are we going to do about it?" Mother asked.

Mother didn't wait for Cindy's answer. She called the mothers of the other children and told them what happened. The mothers knew what to do. They told the children to always be polite and never leave from such a treat without thanking the teacher.

THINGS you can do to learn gratitude:

Have a family discussion on gratitude. How can you make the family better?

Do a chore that is not yours to do. Like set the table for your wife or mother while she is preparing dinner.

Cook dinner for the family! No, not you Mother!

When someone does something nice for you, say, THANK YOU! Do something nice for them.

Think about and do a service for someone who has done something nice for you.

Serve a dessert to your family or friends. See if everyone says, THANK YOU!

When you do something for another person, you are thanking them for what they have done for you.

Fear of Flying and How to Overcome It

Do you have a fear of flying? Here are some tips so that you can overcome your fear of flying. In today's fast-paced environment, every one of us has to travel by plane for business or for personal reasons, some time or the other in our lives even if we detest and are utterly scared of flying. Stagecoaches are old fashioned. Ships are outdated except when they are used to transport cargo. And trains, though still in vogue, may be on their way out in certain places. Besides, you can't let an assignment wait because you are afraid of flying. If you do that you might lose a valuable client and with it, a valuable contract and along with that, your job whether you are working in a company or whether you are managing your own business.

So if you have a fear of flying, what you have to do is not to avoid flying but to overcome your dread and fear of flying. Here is how you go about it.

Take the Bull By the Horns - Board A Flight: Consider taking a flight for your next vacation. If you are on a business assignment, ask your secretary to book a flight ticket for you. If you are running your own business this should not be a problem. But if you are an employee in a company, you'll get an air ticket only if you are a high ranking officer. In any case, do not shun flying. That will not help you to surmount your fear of flying. Try to board a plane for fulfilling an assignment, for closing a deal or if your objective is to enjoy the sun, sea and sand.

Fly Light: Do not carry much luggage with you. Try to go for a short trip. At the most, you can carry one hand luggage and one main luggage, which will go into the cargo hold of the plane.

Ensure that You Have Time: Check in, into the airport a couple of hours before departure so that there is enough time for security and baggage checks. Reaching the airport at the last moment can add to your anxiety and fear of flying if security personnel take long to get you through, choose to frisk you thoroughly.

Follow Airport Instructions: Start walking towards the departure gate as soon as you hear the announcement made by airport officials that instructs passengers sitting in the departure lounge to walk towards the departure terminal. Get into the bus that will drive you to your plane or get into the aerobridge attached to the deck of the plane.

Smile: Smile at the airhostess or flight steward who will greet you as soon as you board the plane. Smiling will make you feel lighter, happier and will help you to disperse your fear of flying.

Avoid Flying Off the Handle: Try to find your seat yourself or ask a flight steward or an airhostess to direct you to your seat. Sitting on the wrong seat can lead to unnecessary scuffles with other passengers and can demoralize you before your flight takes off. I must warn you of one thing beforehand. Air travelers are not very well-behaved people.

Your Fears are Baseless: Sit back and relax. You can pray a little if you want. But it is not compulsory because the plane WILL NOT CRASH. Remember one thing. The probability of an air crash is extremely low. But air crashes, whenever they happen, are blown out of proportion and are exaggerated into interesting media accounts and movies. In reality, the probability of a car or road or railway accident is much higher than the probability of an air crash. If you are that apprehensive on a plane, you should be even more apprehensive when driving a car or riding a train or when you are walking on the street. Because real statistics show that accidents on the road are not only far more likely than accidents in air but also that the total number of road accidents across the world exceed the total number of global air accidents by hundreds of thousands! So there is no substantial basis behind your fear of flying!

Don't Panic: When the plane starts moving, don't get panicky. Tie your seat belt properly. If you are a first time flyer, let me tell you that tying your seat belt is the easiest thing in the world. You just have to take one end, put it around your waist, and fit it into the locker of the other end. You will hear a 'click' when that happens. Ask a steward or an airhostess to show you the way if you start fumbling. In any case, flight attendants tell you how to put on your seat belt while they are explaining the emergency exits to you. And besides, it is also mentioned in the chart (we shall deal with that in the next point). Accept the scented towel that the airhostess gives you and press it close to your face. The smell of the perfume in the tissue or the towel is so captivating that it will distract you from your fear of flying.

Relax; it is Just a Routine Matter: Try to look at the flight attendant while they are instructing you on emergency exits. A chart will be given to you regarding emergency exits, oxygen masks, how you will tie your seat belt, what to do in case of an emergency, etc. This chart will be in the pocket that is fixed to the back of the seat in front of you. You can refer to the chart while following the airhostess's instructions. But let me tell you that this is a routine procedure. The purpose of the chart is not to augment your fear of flying. DO NOT MISINTERPRET THE AIRHOSTESS'S INSTRUCTIONS AS A WARNING AGAINST IMMINENT DANGER. Do not ever assume that you have to be extremely well-versed with the instructions because your plane will crash. NO. YOUR PLANE WILL NEVER CRASH. It is just a procedure that the flight attendants have to tell you about, so that you are prepared if the worst comes to the worst. God forbid, that will never happen to you. So you can follow what the airhostess is saying if you want to or just casually glance at the chart. However, if you are a heart patient or suffer from asthma or breathing problems, you should know how to install the oxygen mask at a moment's notice. But this i.e., your problem of requiring oxygen if you are a heart or an asthma patient, is something you would have to be alert about even if you are traveling in the hills, or by car or by train. It has nothing to do with traveling in air or an air crash.

Be at Ease: Rest back. In any case, while taking off, the plane will compel you to rest backwards. Do not gaze out of the window. If you are prone to jitters, you might get butterflies in your stomach if you stare out of the window.

Taking Off: Every plane starts moving in the same manner before taking off. It starts to run on its wheels on the tarmac very slowly at first until it comes to the final stretch of runway. Here, the plane accelerates until it starts racing down the runway at a speed of about 400 to 500 miles per hour. Trees whiz past and the tarmac starts disappearing. The very atmosphere outside becomes filmy before a sudden jerk tells you that you have been lifted into the air at an acute angle. The plane tilts heavily. At this point, it is advisable for people like you not to glance out of the window because you might feel giddy. In any case, the fast disappearing city and airport beneath will all appear to you to be slanted and will make you feel dizzy unless you are a seasoned flyer. Even seasoned, daredevil flyers with no fear of flying feel sick at this point of time. This is because the sudden jump into the air is accompanied by a change of air pressure within the plane that tends to make lots of passengers want to vomit. So, just shut your eyes and wait patiently until the plane starts flying horizontally and normally. Again let me repeat, there is nothing to be frightened of. The nausea and the whirring in your ears are things you will get accustomed to, soon enough. And in any case, if you feel like throwing up, it does not mean that the plane will crash. You can always vomit into the airbag fixed to the pocket in front of you.

Medicines to Take On the Fly: I have advised many people who suffer from the 'fear of flying' syndrome to swallow a digestive-cum-anti-dizziness tablet before embarking on an airplane journey. It helps to quell the feeling of nausea when you are taking off. Different brands of prochlorperazine generally suffice for this purpose. Prochlorperazine is sold in different nations under different brand names such as Compazine, Stemetil, Stemzine, Buccastem, and Phenotil. Any one of them will do. But do not buy medicines off the counter. Please ask your doctor before you purchase any medicine that will help you to restrain nausea when you are flying. He or she will probably prescribe you one of the five brands mentioned above but you must ask him or her before you buy the stuff.

The Lighter You Are, the Better You Can Fly: I also advise people to eat lightly before they board a plane. If you have had a heavy meal, there is more chance that you will feel sick while flying than if you have had a light meal. As the plane speeds through the atmosphere amidst clouds and with fluctuating air pressure, you might feel some churning in your stomach if you have eaten a heavy meal before getting into the plane. Also, take some cotton wads with you so that you can plug your ears with them when taking off. Lots of folks cannot stand the whirring in the ears that they suffer when there is a sudden alteration in air pressure, when the plane is taking off. You can also ask the flight attendants for cotton but it is better you take them with you so that you do not have to wait for the attendant to get you a piece of cotton.

Fly High with Music: Music is a great healer. It can also help you to conquer your fear of flying. As soon as the plane starts flying in the air normally, take out the cotton and put the headphone instead to your ears. How will you know that the plane is flying normally? As soon as there is an announcement from the cockpit telling you that you may unfasten your seatbelts, you will know that the plane has begun to fly normally. This announcement comes typically 15 to 20 minutes after the plane has started its motion. Most airplanes provide headphones to their passengers nowadays. So instead of sitting and staring blankly into space, make use of the headphones. Listen to your favorite numbers, tracks and albums and forget that you are hanging in mid air. Listen to Mozart's sonatas and symphonies, Beethoven's symphonies or the beats of Elvis, Abba, Enrique, and Britney to keep your terrors at bay.

Watch TV: Most international flights come with TV facilities. So, you can easily watch the film that is being shown on the main TV screen hanging in front of you, a few seats ahead, or watch your own TV that is attached to the back of the seat in front of you. Planes nowadays have become havens for movie buffs. You can watch any film that you want while flying because TV sets in planes are loaded with films of every genre and type.

Bon Appetit, Bon Voyage: Eating while flying will definitely wipe away your fear of flying. Remember, I said that it is not recommended that you board a plane immediately after eating a heavy meal as this can give you airsickness? But there is no harm in eating once you are aboard. In fact, meals served in airplanes are strictly light so that passengers don't feel like vomiting or going to the bathroom too often. Eating, at the best of times, is a great pastime. And it is all the more pleasurable in a plane as there is nothing much for you to do there. So, look forward to your meals with appetite and gusto. I can tell you that airplane food is delicious. Whether it is breakfast, lunch, snacks or dinner that they serve you, it is yummy and delectable and will erase your fears of flying away. I have coached many people who had deep-seated fears of flying. I told them to forget about dieting and weight problems while flying and to eat heartily as eating is the best therapy for such people. Sure enough, all of them have overcome their fears of flying, initially, by eating well on planes and finally, through intense counseling and frequent flying. Eating a good and tasty meal can really be entertaining. You can stick your headphones to your ears while you are munching your sausage, bacon, ham, or potato chips but I suggest that since eating is a better therapy than listening to music, remove your headphones during your meal and eat wholeheartedly. Food is always served neatly on flights in little packed trays where the cereal (bread or rice or noodles), the meat, and the dessert are given in separate containers. Cutlery comes in another additional little pack. Airplane food is served this way so that passengers find it convenient to handle the food when they place the trays on the flexible tabletops while they eat. Flexible tabletops may be unscrewed from the back of the seat in front so that you can place your tray of food on the tabletop. You can ask the flight attendants for juices and cold drinks as you eat. Alcohol and energy drinks are also served on international flights, but I do not recommend them. They might affect you adversely and then you might attribute your uneasiness in the air to your fear of flying instead of the alcohol. Enjoy the taste of the rice or the soft bread or the steak or the fish to the full and forget everything about what may happen if you crash land. Drink your fruit juice or soft drink to the lees and celebrate life!

Remember flying is all about celebrating life, not thinking of disaster and death. The airplane is an answer to one of humankind's oldest cravings, the craving to fly like a bird, the craving to go places in a short time, the yearning to master the skies, the desire to prove that humans are the most resourceful and powerful animals on Earth. So enjoy every moment of your flight by gorging on scrumptious food, listening to heavenly music and watching blockbuster cinema and reading magazines.

When You Fly, Time Flies: Whether your flight is a two-hour, a four-hour, a six-hour, or a twelve-hour flight, you'll find that time flies while you are in the air. The longer your flight, the more chance you'll have to eat mouthwatering food and listen to lovely music and watch all time great movies. Snacks are always sumptuous experiences beginning with tea, coffee, cakes and sandwiches and ending with ice creams. Flying at night can be a peaceful experience. Most of the lights in the plane are switched off except for the night lamps and blankets are distributed so that you can sleep comfortably. Some watch movies through the night. But I would advise you to sleep and relax. There is nothing to be tense about, nothing to worry about. Besides, dying in your sleep can be the best way to die. Hey! Hope you didn't take that one seriously. Just pulling your leg. What I mean is that sleep is good for you. It can assuage all your fears of flying. Do not be anxious. You will always wake up alive and kicking and relaxed and in no other state but this. Sometimes, even if you want to take a nap, your sleep may be cut short. This happens when flight attendants serve food through the night. Some find this thrilling and some find this disturbing. But there are planes that really want you to have a good time while flying and so they serve food through the night - dinner, supper, beverages, drinks, snacks.....and breakfast. Another reason why you may not be allowed your beauty sleep when you are flying is when you have to stop at an airport in between to catch a connecting flight. This often happens when you are flying across continents. You might have to stop at the Dubai International Airport to take a connecting flight if you are flying from Asia to Europe or at an European airport in order to board a connecting flight if you are flying from Asia to the Americas. This disruption can cause a break in sleep but do not lose patience. You can take forty winks as soon as you board your connecting flight unless the flight attendants on the connecting flight start serving you food too.

It is Not the Time to Worry When You Are on Cloud Nine: Lots of people get alarmed when their planes cut across clouds. If the plane is going to pass through a mass of clouds, you will be informed of it in advance through announcements from the cockpit. You will be told to sit in your seat and have your seatbelt on so that you don't lose balance and fall while the plane is slashing forward through a cloud. There is no need to tremble and quake while your plane is bumping through a cloud. Flying through masses of wooly clouds is an everyday thing for pilots though it might be new to you. All you have to do is to sit still in your seat and wait patiently to be out of the cloud. There is no reason for you to get the heebie-jeebies. Your plane will never crash whether it is in or out of the clouds.

The Joy of Landing: Before touchdown, once again, you shall be asked to don your seatbelt. The plane will start losing height so you can have a prochlorperazine pill so that you do not feel the ill effects. Buildings, roads, trees and vehicles will gradually come into view like objects on a game board about half-an-hour before you land. But if you still have a fear of flying, do not look downwards. Just sit back and close your eyes in your seat during landing until you feel the wheels hit the ground suddenly and forcefully. For most people who have a fear of flying, this is a moment to cheer. When the wheels hit the tarmac, they almost always breathe a sigh of relief and open their eyes wide with confidence for the first time. Okay, quite natural. The funny thing is that while they hated to open their eyes when the plane was racing down the tarmac before taking off, they seem to love to open their eyes and stare at the trees whizzing past and the ground speeding by, once the plane has landed. I know that you too feel the same way and that you too shut and open your eyes in the same manner because you have a fear of flying. But if you have flown at least once, you will know that there is really no cause for alarm. All the same, I don't want to take away your fun when the plane finally lands, when the airhostess makes an announcement about the weather outside and hopes that you had a happy journey. I don't grudge the joy that you feel for having landed safely or laugh at you because you thanked the Lord for your safe journey because I guess that we should be thankful for the smallest things of life.

Fear of Flying Graph: By the time, it is your second flight, you will become definitely more adventurous. By the third flight, you shall become confident. By the fourth flight, you might be able to help other passengers with their seatbelts. By the fifth flight, you may actually want to pursue a career in flying and piloting or regret not having been a pilot if you have passed the age. By your sixth flight, you will get so addicted to that soaring feeling that you shall actually begin to love flying. By the seventh flight, you will still feel heady but will start to find flying routine. By the eighth flight, you might get a trifle bored unless you eat or listen to music or watch TV constantly. By your ninth flight, flying will be a means by which you can relax between hectic conferences and meetings. And by your tenth flight, when you have shed the last traces of your fears of flying, flying will seem no different from your daily work, habits, etc.
